LOS ARROYOS VERDES TERMS & CONDITIONS

Los Arroyos Verdes is known for offering an environment conducive to physical, mental and spiritual relaxation. The next policies and procedures are designed for the security, safety and enjoyment of all of our guests.

 

1. CHECK-IN/CHECK-OUT
Check-in time is 3:00 pm on the day the Guest’s scheduled reservation begins. Early or Later arrivals must be arranged in advance though an email or phone call.

Check-out time is 11:00 am on the day the Guest’s scheduled reservation ends. We understand international flight times vary; you can arrange to store bags and belongings prior to check-in and/or after check-out.

2. RATES
Room rates are quoted per night per villa. Rates are quoted per night excluding tax (16%) and are subject to change without notice. We make every effort to honor specific villa requests. If we must reassign a villa selection for any reason, we guarantee that you will receive an equal or upgraded room type and equal amenities and services. Rates as published on Los Arroyos Verdes’ website are guaranteed.

Walk-in guests are welcome but depends on availability.

3. DEPOSIT & PAYMENT
For Reservations of 5 days to 1 month, 50% of total payment is due at the time reservation is made, 2nd payment of 50% is due 7 days prior to arrival.  For Reservations of 2 to 5 months the first payment will be for the total of one month deposit due at the time reservation is made. For long-term Reservations of 6 months to 1 year, the payment will be for the total of two months, one month for deposit and one for the first month of stay.Payments can be made through PayPal, (+ 4.5% additional fee),  bank deposit, wire transfer or personal check.4.

CANCELLATIONS
A last-minute cancellation gives us little chance of re-booking a Villa. For this reason our cancellation policy is applied, with no exceptions, including sickness, family emergencies, or weather-related issues.Reserving accommodations creates a legally binding contract, whether you reserve verbally, in writing or online. By accepting your reservation, we agree to hold a Villa of equal or greater value for you on the dates requested and to turn down other requests for the same accommodation on those dates you have reserved.By accepting the reservation, Guests are responsible for payment of all nights reserved regardless of their actual arrival or departure date.No Shows will be charged the entire cost of the reservation.Date change requests are subject to availability.

Cancellation: All Reservations outside of 90 days prior to arrival, your deposit will be refunded at 60%,  outside 60 days, your deposit will be 40% of total amount paid, and a 0% refund less than 60 days prior to arrival. Please note that refunded deposits can take up to 30 days for processing. Cancellation of the contract before the agreed time in long-term rentals lease forfeit 80% of the deposit.

5. REFUNDS
There will be no refunds for early departures (fewer days than reserved). No refunds will be given for delayed arrival. No refunds for reducing the number of nights reserved. Refund requests will be processed within 30 days from the time of the request.

We make every effort to honor specific room requests. If we must reassign a room selection for any reason, we guarantee that you will receive an equal or upgraded room type and equal amenities and services. Rates as published on Los Arroyos Verdes website are guaranteed.

Walk-in guests are welcome if there are Villas available.

6. ACTS OF GOD
The Owner shall not be liable for events beyond their control which may interfere with Guests occupancy, including but not limited to Acts of God, acts of governmental agencies, fire, strikes, war, weather, epidemics or pandemics. No rebate or refund will be offered in these circumstances, and are subject to our CANCELLATION POLICY described below.

7. OWNER’S RIGHTS
Los Arroyos Verdes is privately owned and operated. The owners reserve the right to refuse service to anyone. We will not be responsible for guest accidents or injury, or for the loss of money, jewelry, or valuables of any kind.

8. PROPERTY ISSUES
Any damages, stolen items, or broken items occurring during the stay will be the full financial responsibility of the guest, including anyone traveling with the guest. Any special clean-up resulting in damages caused by the guests will also be charged to the guest..

Charges may need to be applied at the time of guest departure as deemed necessary by the Owner or Administration.

Please report all spills and/or damages to the Owner or Administration promptly.

9. ACCESSIBILITY
At Los Arroyos Verdes we have villas and areas that are wheelchair-accessible.

10. TECHNOLOGY
Wireless internet access is complimentary throughout. We are not responsible for service outages of this service including: provider maintenance, weather conditions or incompatibility with your electronic devices.

  1. SMOKING

Smoking is not permitted inside the villas. It is permitted outdoors in designated areas only. Guests caught smoking in the house will be charged and any damages caused by cigarette, cigar, pipe or other device will be charged at the full value of the damaged item.

Additional cleaning costs, including lost revenue due to room shut-down for extra cleaning will be charged to the guest. So bottom line, please only smoke in designated areas outdoors.

  1. ILLEGAL SUBSTANCES

Any and all illegal substances are not permitted. Violation of this policy will result in the proper authorities being notified, guests being asked to leave the property and forfeiture of all monies due for the reservation.

  1. ADDITIONAL GUESTS

Our priority is the comfort, privacy and security of our guests. Each accommodation has a maximum capacity if you would like to have an extra guest overnight in the accommodation the charge is $35 USD.

A maximum of four visitors per day are permitted on the property per villa, after four will be charge $400 pesos per person.

Guest rooms cannot be transferred to another party without advance notification and permission from the Los arroyos Verdes owners / administration.

Any reservation made under false pretenses will result in loss of advance payments and possible removal of guest from the villa.

Guests shall be entitled to the quiet enjoyment of Los Arroyos Verdes. Any disturbance resulting in police action, neighborhood complaints or any violation of the rules and regulations is considered sufficient cause for immediate termination of your stay with all monies paid forfeited

  1. CHILDREN

All children under 18 must be supervised by a parent or another adult at all times, whether staying overnight or as a guest. Children must behave in a way as to not disturb the other guests and residents.

Injuries to children and damages to Los Arroyos Verdes or other guests are the complete responsibility of the parent or adult.

We don’t have high chairs, portable cribs, toys or children’s menus. There are local companies which rent items such as beds, chairs and toys for children and we would be more than happy to recommend these services during your stay.

  1. PETS

We are a pet-friendly hotel. We love animals, for that reason we ask that when out for a walk, your pets are on a leash all the times. They can be with you by the pool on leash but, they’re not allowed in the pool.

We have a relief area with a small fountain for them; please pick up after your dog.

If you don’t clean after your dog we charge a fine of $50 USD.

We have a charge of $75 USD for the depth professional cleaning of furnish.

A maximum of two pets are allowed per villa.

  1. QUIET HOURS

We observe quiet hours are from 11pm–8am. If you are coming in late or rising early, please be considerate of your fellow guests.

  1. RESTAURANT/ BAR SERVICE

We offer a great variety of meals using organic products all the time.

We have a schedule from Tuesday to Sunday from 9 am to 5:30 pm.

We have room service for dinner time if you order prior to 5:00 pm.

We are not responsible for any allergic reaction to foods or products used at Los Arroyos Verdes.

  1. LAUNDRY SERVICE

We charge per load $40 pesos on dryers or washing machine.

Please buy the tokens at the office.

  1. DAMAGES

Guests are responsible for any damages they cause. Damage or excess cleaning needed after a guest’s departure need to be covered at the time of the checkout. This includes damage to furnishings, fixtures, linens or towels that result in the need for excess cleaning, repair or replacement. Please notify the administration immediately if you experience any issues with your accommodations.

  1. POOL

The pool is open from 8 am to 10 pm. Towels for pool are at the office.

No kids are allowed in or around the pool without supervision of an adult. We are not responsible for guests´ accidents or injuries.

We don’t allow the use of glass containers at the pool. No outside alcoholic beverages and food allowed during restaurant hours.

  1. SPA

We offer different treatments with a professional staff.

The spa is open only by appointment at the office.

  1. BOTTLED WATER

Jugs of water can be purchased at the office; the cost is $50 pesos.

  1. ELECTRICITY

For all guests of Los Arroyos Verdes, please keep the use of the A/C only when you are in your Loft, Villa or Casita. For leaving the Air Condition unattended for more than 24hrs we will apply a $100 USD fine.

  1. SUBLEASE

Sublease will be only authorized by the administration. Once it´s been approved there´s going to be a $50.00 usd charge for each check-in and $50.00 usd for check-out, these have to paid in advance or during the time of the original lease.

The primary renter will be responsible for giving all the information (dates of cleaning, internet, tv, towels) and for any damages as well that may occur on the property during that time. Also, a copy of renter´s Id will take by the administration.
